If you are the seller, it is the lawyer's job to diligently review the property's title to ensure that it is delivered to the buyer in what is known as "marketable" condition, thus minimizing the risk of potentially expensive problems down the line. Finally, it is the lawyer's responsibility to represent his or her client, whether buyer or seller, at the closing where all of the documents - including those from the lender - must be carefully reviewed for conformity to the contract and any discrepancies resolved with the other party's attorney or with the lender's representative. Most valuable of all, perhaps, is the contribution that an experienced real estate attorney can make when dealing with the surprising number of tactical decisions that always seem to crop up between the signing of the contract and the execution of the closing documents.
